Checklist

Mid Term Inspections

Mid-term inspections offers reassurance that the property is being looked after and that the tenants are following the rules of their tenancy. 


Mid term inspections provide an equal level of protection for the tenant, agent and landlord alike. The inspection enables the tenant and clerk to highlight any maintenance issues. 


Depending on your requirement we can attend periodic mid-term inspections throughout the tenancy whether it is every 3, 4 or 6 months. 


As part of mid term inspection, smoke, heat and carbon monoxide alarms will be tested and results will be recorded on the report.

Our Property Certificate Services

EPC

Energy Performance Certificate (EPC) measures the energy efficiency within a property and are valid for 10 years. It is a mandatory requirement for a property to have a valid EPC prior selling or letting a property. In addition, it is unlawful to let a property with a band F or lower without the appropriate exceptions. 

​

Our team comprises of qualified and insured assessors whom can provide the certificates at a fast turnaround.

Electrical Safety Certificate 
and EICR Inspection

Under the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020, landlords are required to ensure that every fixed electrical installation is inspected and tested every 5 years. 

​

In addition, the landlord is obligated to supply a copy of the report to the tenant within 28 days. 

​

All new tenancies (including any renewals) commencing on or after 1st July 2020, the landlord must supply the tenant with a copy of the EICR report prior commencement. 

​

All existing tenancies must have an EICR inspection by 1st April 2020. A copy of the report must be supplied to the current tenants within 28 days. 

Heating boiler

Gas Safety Certificates

A Gas Safety Certificate is required every 12 months in any rented property which has gas mains. 

​

As part of the inspection, all gas appliance will need to be checked including boilers, hobs and gas fires. 

​

On another note, there must be carbon monoxide alarm in any room with a solid fuel burning source. 

​

Legionella Risk Assessment (LRA)

A legionella risk assessment is carried out to assess the risk of Legionella bacteria being present in the property.


Landlords have a legal duty to assess the risk and introduce measures to minimise the risk.
